Everything below is priced fixed before we start, permitted where the code says it must be, and covered by the same five-year workmanship warranty. Prices are honest starting points from jobs we actually closed in Queens and Nassau County this year — not bait numbers.
Kitchen Remodeling
Most Queens kitchens are small, closed off, and fighting a wall that should not be there. We open what can safely be opened, and we are straight with you when it cannot.

Bathroom Remodeling
The part of a bathroom that fails is the part you never see. We build the shower assembly to spec — full waterproof membrane, sloped pre-pan, flood test before a single tile goes on — because that is what separates a ten-year bathroom from a three-year one.
- Strip to studs, replace rotted subfloor
- Schluter or RedGard waterproofing, 24-hour flood test
- Curbless and low-threshold showers
- Recessed niches, benches, linear drains
- New supply & waste lines, valve replacement
- Heated floors, exhaust venting to exterior

Basement Finishing
Half the basements we look at have a water problem the owner has learned to live with. We will not frame over one. If the grading, gutters or footing drain need fixing first, that goes in the proposal as a separate line — and sometimes we tell you to spend the money there and stop.

Additions & Dormers
The biggest thing we do, and the one where a bad contractor costs you a year. We run the architect, the DOB or Nassau filing, the expediter and the build under one contract — so when something stalls, there is one phone number to call, and it is ours.

Siding, Roofing & Exteriors
Full tear-off only. Layering a second roof over a failing one is cheaper this year and much more expensive the year the deck rots. We will show you photos of your decking before we sheath it.

What we will not take on.
A contractor who says yes to everything is telling you something. These are jobs we turn down and refer out — usually to people we would hire ourselves.
Emergency & insurance restoration
Fire, flood and storm remediation is a specialised trade with its own equipment and adjusters. We are not it, and pretending otherwise would cost you.
Ground-up new construction
We renovate existing homes. Building a house from raw land needs a different bench, different insurance, and a different schedule than ours.
Small handyman calls
Under about $4,000 we are the wrong tool. Call anyway — we keep a short list of two handymen we trust with our own parents' houses.
